The MEES Headlines

What if my property is an F or G grade

As of the 1st of April 2023 no landlord shall be able to continue letting a property whose EPC is worse than E, this is intended to force long term tenancies into bring the property up to current standards.

April the 1st 2025-2027

From 1st April 2025 EPC's MEES are expected to rise to Grade C minimum standards, this timeline does however have some flexibility the legislation only being implemented 1st of April 2027

2027- 2030 and Net Zero

From 2027 EPC’s are expected to be required to meet a Grade B rating to enable lettings, this timeline again does have some flexibility as legislation shall only be implemented 1st of April 2030 in order to meet our Net Zero commitments, ending the requirements for MEES to continue.

Cant meet these requirements

So you’ve had a plus report carried out and your property still cant meet the new regulations, fear nought, you can still let and market your property, only you shall have to go down the exemption route instead,

Its not all Doom and Gloom

An EPC last ten years, as such the best method to safeguard is to have your property surveyed and uprated as required.

Since 2022 the EPC’s ratings have had uplifts due to the electricity power factor being increased, this has seen many buildings automatically lifted out of the MEES requirements.
