Commercial EPC's not just a tick box exercise anymore?
Commercial EPC’s have had a bad press since their launch of 2009, with many regarding the certificate as just a tick box exercise.
This finally appears to no longer be the case with banks now taking onboard the relevant grade of the EPC and safeguarding themselves for the future by requiring the minimum C grade in order to release funds.
Building regulations were finally updated in June 2022 with significant changes made to how a notional property is calculated. More emphasis is now proportioned on how the property is heated and how the energy used is arriving to site. Gas has now been penalized with electricity uplifted to compensate. LED lighting no longer has the same effect that it once had pre 2022 however is still beneficial to the overall rating.
Here at British EPC we have undergone extensive exercises to be best placed to advise our clients on the methodology and to obtain the relevant pass criteria, and in many case the above revisions pose no issues to the EPC grade provided modelled correctly.
